When you’re ready to view a property, we’ll arrange an appointment with the seller and join you for the visit. This is your opportunity to have a thorough look around, ask questions, and decide if the home feels right. We encourage you to visit a few different homes to get a sense of what’s available in your preferred area and price range. If you find a favourite property, it’s a good idea to see it again to make sure it’s the right choice for you.
Once your finances are all in order and you have found your ideal home, we put forward any offer you make to the seller on your behalf. By law, we are required to notify the seller of all offers received. To help your offer succeed, we can suggest the best approach. There might be some negotiation, but you are supported by us throughout the process. When a final price is agreed, we share the good news right away.
After your offer is accepted, there are still a few steps before you get the keys to your new home. Conveyancing is the legal process that moves ownership from the seller to you. This usually takes 8 to 16 weeks, depending on how complex the situation is and how many people and properties are involved in the chain. Conveyancers ensure that legal formalities are met. This can sometimes feel frustrating. However, we proactively work with you, the solicitors, mortgage brokers, surveyors, and other estate agents to help everything progress as smoothly as possible. We also keep you informed about what is taking place, so you know what is happening.
