1. Before you start looking for your next home, make sure you know exactly what you can afford. If you need a mortgage, talk to a broker first. They can work out how much you can borrow and help you find the right lender. Once you have a lender, you can get an agreement in principle. This shows sellers that you are serious about buying and have the funds to do so. Factor in additional costs. Stamp Duty, conveyancing fees and removals will all need funding. If you’re not a first-time or cash buyer, sellers are more likely to consider you a serious buyer if the sale of your existing property is already progressing. Before searching, list your priorities such as location, budget, property style, and must-have features. Get to know the areas that your looking at to understand amenities, school catchment areas, and transport. If relocating from a different area, drop in to the local shops, visit the neighbourhood cafés or pubs, check what classes run at the gym or sports centre, and get a real feel for what it would be like to live there as a local.

When you’re ready to view a property, we’ll arrange an appointment with the seller and join you for the visit. This is your opportunity to have a thorough look around, ask questions, and decide if the home feels right. We encourage you to visit a few different homes to get a sense of what’s available in your preferred area and price range. If you find a favourite property, it’s a good idea to see it again to make sure it’s the right choice for you.

Property Search

Once your finances are all in order and you have found your ideal home, we put forward any offer you make to the seller on your behalf. By law, we are required to notify the seller of all offers received. To help your offer succeed, we can suggest the best approach. There might be some negotiation, but you are supported by us throughout the process. When a final price is agreed, we share the good news right away.

After your offer is accepted, there are still a few steps before you get the keys to your new home. Conveyancing is the legal process that moves ownership from the seller to you. This usually takes 8 to 16 weeks, depending on how complex the situation is and how many people and properties are involved in the chain. Conveyancers ensure that legal formalities are met. This can sometimes feel frustrating. However, we proactively work with you, the solicitors, mortgage brokers, surveyors, and other estate agents to help everything progress as smoothly as possible. We also keep you informed about what is taking place, so you know what is happening.
